LETTERS TO THE EDITOR
Editor: Fast forward 20 years, Boerne, Texas. If you think “Old Boerne is gone forever,” wait until you see what is in store for the “New Boerne.”
I predict following another 20 years of unsustainable growth similar to the past decade-plus, the “New Boerne” will be well on its way to becoming just another non-descript, indistinguishable suburb of the “urban malignancy” to the south of us.
In another 20 years, the current crop of real estate developers, a group driven essentially by greed and avarice, which are systematically destroying the quality of life of Kendall County, will be seeking “greener pastures.”
The folks who have and will unfortunately continue to buy into the message of the developer’s favorite collateral marketing partner, the “Boerne Independent School District,” their children will have graduated and already have moved on.
Of course, during this same time period, the unfortunate souls who invested in the “stick and stucco shacks” currently littering the landscape will be coming to the stark realization as to why they could only obtain financing for 20 years or less.
They will have discovered the length of their mortgages and the “shelflife” of their “stick and stucco shacks” just so happen to coincide; that reality will certainly make for some very unhappy campers. Construction shortcuts and shoddy building materials will also have begun to be very evident.
Now let’s talk about the “multifamily stackable stick and stucco crime incubators” currently being constructed in our community.
In 20 years, those complexes will have long ago been acquired by out-ofstate REITs which will have extracted every dime they could while maximizing the depreciation on their investment.
In all probability the REIT’s will then spin those “multifamily stackable stick and stucco crime incubators” off to some multi-tiered, locally unaccountable East Coast public equity group.
Are you beginning to get the picture of what the “New Boerne” will look like in another 20 years? Give it some thought.
