Help hold developer accountable
Editor: The undersigned 17 residents of Cottages at 530 Oak Park Drive wish to advise you of the long-standing and significant concern that we have about Greenway Cottage Builders and our development, The Cottages on Oak Park Drive.
There were several community features and facilities that were promised by Greenway Cottage Builders, LLC, owned by Dave Luciani, in the marketing materials that induced us to purchase property in this development.
All the cottages were completed and sold as of October 2022. But there has been no further work by the developer since that time in completing the following features:
• Stone wing walls at the community entrance, complete with lighting.
• Finishing the wall between our community and the neighboring Siena Court.
•Installation of the covered parking structure with lighting.
• Repair of the wooden fences on the east and west side of the property as part of that project.
• Backyard 42-inchhigh picket fences for each home.
• A community pavilion with lighting.
We understand that Mr. Luciani, under other LLC names, is engaged in other property developments within the city of Boerne. Based on the quality and appearance of our cottages, we believe he should be allowed to continue to develop communities in Boerne, so long as he completes his commitments ( as marketed) to said communities in a reasonable amount of time.
We believe it’s only fair that Luciani finishes our community before investing any further in other projects in Boerne.
We engaged in discussions with Mr. Luciani, who stated he fully intends to complete the community as marketed once he has the personal funds to do so.
But to date, nothing has been done leaving many cottage owners highly skeptical of his sincerity.
That has led us to pursue community pressure via this letter to the editor, plus further plans on social media and/or mass media. Our message is simple: we expect the community features and facilities listed above to be completed as promised, in a timely manner, and at no expense to the homeowners or the HOA. We have fielded promises from Mr. Luciani as recently as August of this year – but again, nothing has happened.
Our request to the Boerne community -- help us hold this developer accountable.
