Developer gets OK for big-lot subdivision

With so many developments seeing pushback from Kendall County residents and officials alike, a 411-acre lot division approved by county commissioners Monday morning was in contrast with the development craze hitting the Hill Country.

The owner of Brickstone Development, Thomas Beauchamp, purchased a 411-acre tract of land along Interstate 10 between Boerne and Comfort in December. Beauchamp went before the commissioners Monday to subdivide the property into six lots all over 55 acres, with two taking on about 90 acres.

Further pleasing both county commissioners and audience members was the fact the developer agreed to place a deed restriction on the lots, preventing any further division of the property. While the developer said he initially was going to put a 50-year timeframe on the restriction, he said he made it a permanent restriction after speaking with commissioners and city staff.

While Precinct 4 Commissioner Don Durden said he would love to see the property stay a 400-acre ranch, he said he could be OK with limiting the division of the property to 55-acre lots. Precinct 3 Commissioner Richard Chapman expressed appreciation for the plan, saying he fully supports “this type of large-scale, very sparse development as opposed to very dense development.”

Beyond the lot size restrictions, the deed restricts any commercial use and ensures a road will be built through the lots that meets fire code. The agenda item for the lot division states a 60-foot wide easement to build the road is included in the agreement.
